Al Yazan, Muttrah: waterfront homes beside Port Sultan Qaboos

Al Yazan is a waterfront residential and tourism development in historic Muttrah, beside Port Sultan Qaboos, by VA Group with OMRAN Group. It brings new homes to the old harbour of Muscat, with sea views over the corniche and the mountains behind.

Phase 1A

Phase 1A is 169 unfurnished residences in two towers of ground plus 14 floors: studios, 1- to 3-bedroom apartments, garden duplexes and 4-bedroom penthouses. Studios start from OMR 66,900. The plan includes a seafront promenade of more than 400 m, a 20,000 m² courtyard park and 25,000 m² of retail.

Amenities include infinity and children's pools, a gym, padel, a yoga studio, co-working space, a lounge, BBQ areas, play areas and gated access.

Payments and handover

Homes are freehold within the Integrated Tourism Complex framework. Buyers pay a 20% down payment, with three payment plans to choose from. Handover is targeted for the first half of 2029.

Who it suits

Al Yazan suits buyers who want a sea-view home in Muscat's most historic district, close to the souq and the cruise port, and investors looking at short-stay rentals for visitors.

Residency for owners

Since June 2026, foreign owners can hold an Oman residence permit through their property, with no local sponsor. It covers a spouse and first-degree relatives, and it stays valid while you own the home. Investor residency adds longer terms: a 5-year permit from about OMR 250,000 and a 10-year permit from about OMR 500,000.
