Yiti, Bandar Jissah and Qantab: resort living in Muscat's eastern bays
Dramatic coves, resorts and new communities on the coast east of the city: Muscat Bay, The Sustainable City Yiti and Aida.
2026-10-19
East of Old Muscat, the coast breaks into a series of rocky headlands and sandy coves backed by mountains. This is the most dramatic stretch of coastline in the capital and the setting for some of its most exclusive resorts and new communities.
Character
Small fishing villages such as Qantab sit beside turquoise bays, where boats take visitors snorkelling and dolphin watching. Al Bustan and Bandar Jissah are home to landmark resorts, and further east Yiti opens onto a wide beach in a valley between mountains.

The new communities
- Muscat Bay: an ITC wrapping around a private bay with residences, villas and a hotel.
- The Sustainable City Yiti: an eco-friendly community with villas, apartments and a hotel near Yiti beach.
- Aida: a hilltop community above the coast with golf, villas and branded residences.

Living there
The eastern bays offer the most spectacular setting in Muscat: sea views, beaches and mountains, with diving and boating on the doorstep. They are 30 to 40 minutes from the city centre and further from the airport, so they suit second homes, families who work from home or nearby, and holiday-rental investors.

Can foreigners buy?
Yes, in the ITCs: Muscat Bay, The Sustainable City Yiti and Aida all offer title deeds to foreigners and qualify for owner residence.
How R2LUX helps
We sell across the three eastern communities and help compare views, access and rental potential. Current listings are below.
