Al Azaiba: family living by the beach
A residential district with a long beach, schools and easy access to the airport and the centre: what Al Azaiba is like.
2026-10-19
Al Azaiba lies on the coast between Ghubrah and the airport area. It is a calm residential district popular with families who want to live near the beach while staying central.
Character
Al Azaiba is mostly villas and low-rise apartment buildings on a grid of residential streets, with shops and restaurants along the main roads. Azaiba Beach is wide and quiet, used for evening walks, football and fishing.
Living there
- Easy access to Sultan Qaboos Street, the expressway and the airport.
- Schools, supermarkets and clinics in the area.
- Beach within walking distance for many homes.
- Quieter than central districts but not far from them.
Homes and prices
Rents are in the middle range for Muscat, with good value for larger villas compared with Qurum or MQ.
Can foreigners buy?
Al Azaiba is not a designated area for foreign ownership. Families who like its mix of beach and convenience often buy in Al Mouj, about ten minutes west.
