Qurum: Muscat's central beachfront district
Beach, park, offices and some of the city's most prestigious addresses: what living in Qurum is like and where foreigners can buy.
2026-10-19
Qurum sits in the middle of Muscat's coastline, between Muttrah and the newer districts to the west. It combines one of the city's best-known beaches with a large natural park, offices, shopping and some of the capital's most sought-after homes.
Character
Qurum feels central and established. Wide avenues lined with trees lead down to Qurum Beach, a long stretch of sand busy with walkers and families in the evenings. Qurum Natural Park, with its lake, gardens and mangrove reserve nearby, is one of the largest green spaces in Muscat. On the hill of Qurum Heights large villas look out over the sea, while the commercial side of Qurum has banks, offices, restaurants and shopping centres.

Living there
- Central location: Muttrah, Ruwi and Al Khuwair are all within 10 to 15 minutes.
- Good choice of cafés and restaurants along the beach road.
- Several international schools and private clinics within a short drive.
- Older villas and apartments alongside a few new premium developments.

Homes and prices
Qurum is one of Muscat's more expensive areas for rent, especially for sea-view villas on the heights. Supply is limited because the area is largely built up.

Can foreigners buy?
Most of Qurum is not open to foreign ownership. The exception is approved premium projects such as The Residences at Mandarin Oriental, branded apartments on the Qurum seafront where foreigners can buy.
