Al Hail: beachside family living in Seeb
Between Al Mouj and Seeb town, Al Hail offers beach access, family homes and good value: a guide to the neighbourhood.
2026-10-19
Al Hail lies on the coast of the wilayat of Seeb, between Al Mouj and Seeb town. It is a residential area of villas and low-rise apartments popular with families.
Character
Al Hail is divided into Al Hail North, along the beach, and Al Hail South, inland of Sultan Qaboos Street. The northern part has a long, quiet beach used by fishermen and families, while the southern part has more shops and services along the main roads.
Living there
- Beach within walking distance in Al Hail North.
- Good value compared with Al Mouj next door.
- Schools, supermarkets and restaurants in the area and in Al Mouj.
- Ten to fifteen minutes to the airport.
Who it suits
Families who want a quiet beach neighbourhood near the airport, and residents who use Al Mouj's restaurants and marina without living inside the community.
Can foreigners buy?
Al Hail is not a designated area for foreign ownership. Al Mouj, next door, is.
