Al Khoudh and Al Rusayl: the university district and Muscat's new west
Sultan Qaboos University, old Al Khoudh village, new residential projects near the airport and the Rusayl industrial area: a guide to Muscat's inland west.
2026-10-19
Al Khoudh and Al Rusayl lie inland in the wilayat of Seeb, south of the airport, along the Muscat Expressway. Once mostly farmland and villages, the area has become one of the most active parts of the capital.
Al Khoudh
Al Khoudh is home to Sultan Qaboos University, Oman's main public university, and its hospital, which give the area a young population and plenty of affordable apartments, cafés and services. The old village of Al Khoudh, with its date groves and the Al Khoudh dam on the wadi, keeps a traditional atmosphere at its edge.
Al Rusayl
Al Rusayl is known for the Rusayl Industrial Estate and is now also the location of new master-planned residential districts close to the expressway and the airport, including Uptown Muscat and projects such as Central 7.

Living there
- Affordable rents and new housing supply.
- Quick access to the expressway, the airport and Muscat Hills.
- University and hospital nearby.
- Farther from the beach than coastal districts.
Can foreigners buy?
Most of Al Khoudh is for Omani ownership and rental. Selected new projects in this area have been marketed with approval for foreign buyers; always check the title type of a specific project before reserving.
