Yamal, Al Seeb: Talaat Moustafa's new coastal city in Muscat

Yamal is a coastal masterplan of about 2.21 million m² in Al Seeb, on the Gulf of Oman, by Talaat Moustafa Group with Al Muhaidib Group. It is planned for about 6,200 homes, from apartments to beachfront villas and hotel-serviced residences, around saltwater lagoons, canals and a marina along about 1,760 metres of beach.

What is planned

A marina and yacht club, lagoons and canals, a retail promenade, sports courts, cycling paths and a central park with lakes. Unit types include 1- to 3-bedroom apartments and 4-bedroom villas, and completion is targeted for Q4 2029 to Q1 2030.

Who it suits

Yamal suits buyers who want a resort-style ITC address at an accessible entry price. Prices and availability change quickly at launch, so R2LUX confirms current units, prices and the handover date for each buyer before reservation.

Residency for owners

Since June 2026, foreign owners can hold an Oman residence permit through their property, with no local sponsor. It covers a spouse and first-degree relatives, and it stays valid while you own the home. Investor residency adds longer terms: a 5-year permit from about OMR 250,000 and a 10-year permit from about OMR 500,000.
