Sultan Haitham City is a master-planned city in Al Seeb, Muscat, covering about 14.8 km². It is planned for close to 100,000 residents and about 20,000 homes, with residential neighbourhoods, schools, public facilities, commercial areas and a central park, built in phases through to around 2045.

• Yenaier Residences: about 723 homes in six towers; studios from OMR 54,600, 1-bedroom from OMR 68,100, 2-bedroom from OMR 95,400 and 3-bedroom from OMR 132,300. Handover targeted for 2027.
• Wadi Zaha: 760 homes beside the green spine and central park; studios from OMR 60,000, 2-bedroom from OMR 91,500 and sky villas from OMR 170,800.
• Jood: Talaat Moustafa's district with 7,746 planned homes; 2-bedroom apartments from OMR 78,500 and villas from OMR 158,500.
• Sarooj Oasis: more than 350 homes; 1-bedroom from OMR 64,600 and 4-bedroom villas from OMR 206,900.
• Hay Al Wafa: apartments from OMR 65,800, townhouses from OMR 101,200 and villas from OMR 241,900.
• Al Ahlam District: 47 gated villas around three parks, from OMR 191,900.

Title type

Investor residency adds longer terms: a 5-year permit from about OMR 250,000 and a 10-year permit from about OMR 500,000.
