Bausher and Ghubrah: malls, the Grand Mosque and central living
Between the airport and the centre, Bausher and Ghubrah are home to the Sultan Qaboos Grand Mosque, major malls, hospitals and busy residential streets.
2026-10-19
Bausher is the wilayat at the centre of the capital, and Ghubrah is its coastal district. Together they form a central, practical area between the old airport and Qurum.
Character
The landmark is the Sultan Qaboos Grand Mosque, opened in 2001, whose gardens, prayer halls and huge carpet attract visitors from around the world (non-Muslim visitors are welcome at set morning hours). Around it are some of Muscat's biggest shopping centres, private hospitals and car showrooms. Inland, the Bausher sand dunes are a surprising patch of desert in the middle of the city, popular with families at weekends.
Living there
- Central location with fast access to the expressway and Sultan Qaboos Street.
- Large supermarkets, malls and hospitals nearby.
- A mix of villas, townhouses and apartment buildings.
- Ghubrah North is close to the beach.
Homes and prices
Bausher and Ghubrah offer mid-range rents and a wide choice of housing, popular with families who want central living without Qurum prices.
Can foreigners buy?
These are mainly areas for Omani ownership and rental. Foreigners usually rent here and buy in nearby tourism complexes.
How R2LUX helps
Three homes in communities open to foreign buyers, all within 20 minutes of Bausher, are listed below.
