Nizwa's neighbourhoods: from Harat Al Aqr to Birkat Al Mouz
The old quarter around the fort, the souq district, Firq, and Birkat Al Mouz with the university: where to stay and live in Nizwa.
2026-10-19
Nizwa is an oasis town whose neighbourhoods grew around the fort, the souq and the palm groves, with newer areas spreading along the roads to Muscat and the mountains.
Harat Al Aqr and the fort area
Harat Al Aqr is Nizwa's old quarter next to the fort, with narrow lanes, restored mud-brick houses and a few heritage guesthouses. Living or staying here puts you next to the souq and the main sights.
The souq district
Around Nizwa Souq and the main roundabouts are shops, banks, cafés and apartments. Busy and convenient, especially on Friday mornings during the livestock market.
Firq
South of the centre, at the junction of the roads to Muscat and Bahla, Firq is a growing residential area with villas, schools and services and easy access to the expressway.
Birkat Al Mouz
On the road towards Muscat, Birkat Al Mouz has an old village with abandoned mud houses and aflaj, banana and palm gardens, and is home to the University of Nizwa. It is also the start of the road up Jebel Akhdar.
Tanuf and the villages
West of Nizwa, Tanuf and other villages lie at the foot of the mountains, with a quieter, rural life.
Can foreigners buy?
Nizwa is not a designated area for foreign ownership.
