Seeb: Muscat's largest wilayat, from souq to new city
From the old Seeb souq and corniche to the airport, Al Mouj and Sultan Haitham City: a guide to the wilayat where most of Muscat's growth is happening.
2026-10-19
Seeb is the largest and most populous wilayat of Muscat Governorate, stretching from the airport west along the coast. It contains old Seeb town as well as many of the capital's newest communities.
Seeb town
The original town of Seeb has a lively souq, a fish market and a corniche along the beach. It keeps the feel of a coastal Omani town, with family homes, mosques and markets, and is busiest on weekend evenings.
What else is in Seeb
- Muscat International Airport.
- Al Mouj and Muscat Hills, the two big tourism complexes open to foreign buyers.
- Al Hail, Al Mabela and Al Khoudh, large residential districts.
- Sultan Haitham City, the new planned city under construction.
- Major malls, schools and hospitals along Sultan Qaboos Street.

Living there
Seeb offers a full range of housing from affordable apartments to resort villas, with the airport and the expressway at its heart. Commuting east to the centre at rush hour is the main drawback.
Can foreigners buy?
Yes, but only in its designated communities: Al Mouj, Muscat Hills, Sultan Haitham City and approved projects.
