Al Mabela: Muscat's biggest affordable residential area
Large, fast-growing and good value: what life is like in Al Mabela and who it suits.
2026-10-19
Al Mabela (also written Al Maabilah) is a vast residential district in the wilayat of Seeb, spread on both sides of the Muscat Expressway west of the airport. It has grown rapidly over the past two decades and is home to many Omani families and expatriates looking for space at lower cost.
Character
Al Mabela is a grid of villas, townhouses and apartment buildings, divided into north and south and into numbered blocks. Main roads are lined with shops, supermarkets, restaurants and services, and new malls have opened nearby.
Living there
- Some of the most affordable rents in the capital.
- Larger homes for the money.
- Fifteen minutes to the airport, 25 to 40 to the centre depending on traffic.
- Busy roads at rush hour and fewer green spaces.
Who it suits
Families who want space and value, and residents working in Seeb, the airport area or along the Batinah road.
Can foreigners buy?
Al Mabela is not a designated area for foreign ownership. Foreign families who like the value often buy in nearby Sultan Haitham City or Muscat Hills.
