Uptown Muscat by Wujha: Knowledge Oasis homes from OMR 56,200

Wujha Development is building Uptown Muscat inside Knowledge Oasis Muscat in Al Rusayl, Al Seeb: a 100,000 m² residential community with apartment buildings along a shaded shopping boulevard, a park behind them and a hotel in the masterplan. Sultan Qaboos University is about 5 minutes away, and the airport and Mall of Oman about 20.

Ivy Town, the first phase

Ivy Town is three eight-storey buildings with 447 partly furnished homes:

• 1-bedroom apartments from OMR 56,200
• 2- and 3-bedroom apartments from OMR 89,600
• 3- and 4-bedroom duplex penthouses from OMR 162,300

Residents get the boulevard, Uptown Park with cycling paths, a pool, a clubhouse and health club and children's play areas. Handover is planned for Q1 2027.

Why the first phase matters

Uptown Muscat is built in phases, and each new phase is expected to launch at a higher price, so first-phase units offer the lowest entry point. The university and the business district next door give steady rental demand from staff and students.

Residency for owners

Since June 2026, foreign owners can hold an Oman residence permit through their property, with no local sponsor. It covers a spouse and first-degree relatives, and it stays valid while you own the home. Investor residency adds longer terms: a 5-year permit from about OMR 250,000 and a 10-year permit from about OMR 500,000.
