Al Amerat: Muscat's quiet inland wilayat
Behind the mountains south of Ruwi, Al Amerat offers newer homes, space and lower prices: a guide to living there.
2026-10-19
Al Amerat is the inland wilayat of Muscat Governorate, lying in a broad valley behind the mountains south of Ruwi and Muttrah. Once a scattering of villages, it has become a residential area for families looking for newer homes at lower prices.
Character
Al Amerat is spread out and quiet, with villas and new residential blocks, local markets and parks set against bare mountains. The Amerat–Bausher road cuts through the mountains to the centre of the city, and the road to Qurayyat continues south-east towards the coast.
Living there
- Newer housing and more space for the money.
- Twenty to thirty minutes to Ruwi, Qurum and Bausher.
- Cooler evenings than the coast in winter, but hot summers.
- Fewer international schools and malls than the western districts.
Who it suits
Families who work in the east of the city and want value, and people who prefer a quieter, more local environment.
Can foreigners buy?
Al Amerat is not a designated area for foreign ownership.
