Swapping property in Iran for property in Oman: how it works in 2026
How a property exchange between Iran and Oman works: valuation, the price difference, documents on both sides, costs, risks and what an Omani home means for residency.
2026-10-27
Many owners in Iran want a home in Oman but do not want to sell first and then buy. A swap (exchange) puts both sides of the deal into one agreement: your property in Iran goes to a counterparty, and a property in Oman is transferred to you. This guide explains how that works in practice and what to check before you sign anything.
What a property swap means
In a swap, no one sells for cash first. Two properties change hands under one agreement, and only the difference in value is settled. The counterparty can be a developer who accepts property as part payment, an investor who wants property in Iran, or another owner moving the other way.
R2LUX lists swap offers, values them with the owner and looks for a suitable counterparty. Listings are published only after review, and the owner's name and number are never shown on the site.

Who a swap suits
- Owners whose capital is tied up in property in Iran and who want a home or investment in Oman.
- Families planning to live part of the year in Oman, where owning a home can support an owner residence permit.
- Investors who prefer to move from one asset into another instead of holding cash between two deals.
Step by step
- 1. List your property. Add the city, type, area, an estimated value in Toman and photos, plus what you want in Oman and your budget.
- 2. Expert review. An advisor checks the details and documents with you and agrees a realistic value range.
- 3. Matching. We look for counterparties: developers, investors or owners with property in Oman.
- 4. Valuation and offer. Both properties are valued on the same date, and the price difference and who pays it are agreed in writing.
- 5. Simultaneous transfer. The two transfers are scheduled so that neither side hands over a deed before the other side is secured.
Valuation and the price difference
The value you enter is your own estimate, not a final price. Each property is valued separately, usually by a licensed expert in Iran and against current asking and sale prices in Oman. Because one value is in Toman and the other in Omani rial, the agreement should fix the exchange rate and the date it applies. The difference is then paid by whichever side receives the more valuable property, under terms written into the contract.
Documents you will usually need
| Side | Documents |
|---|---|
| Iran | Official title deed, completion and no-violation certificates where they apply, tax and municipal clearances, owner ID |
| Oman | Passport, sale and purchase agreement, title deed or developer's ownership certificate, proof the property is in an area open to foreign buyers |
Foreign ownership in Oman is limited to designated areas, mainly Integrated Tourism Complexes and areas the government has opened to non-Omanis. We confirm this for every property before an offer is made.
Costs to budget for
- In Oman: a registration fee of about 3% of the property value, plus service charges for the community.
- In Iran: transfer taxes, municipal charges and notary fees under Iranian rules.
- Valuation and legal fees on both sides.
Ask for every cost in writing before you agree the price difference, so the swap does not look better on paper than it is.
Risks and how to manage them
- Never hand over a deed first. Transfers on both sides should be linked by contract and timing.
- Check the developer and the project in Oman: delivery record, permits and escrow arrangements for off-plan homes.
- Payments must follow the law of both countries. How the price difference is paid has to comply with banking and currency rules; we review the route for each case.
- Get independent legal advice on both sides before signing.

Residency after the swap
Since June 2026, foreign owners of residential property in Oman can apply for a sponsor-free owner residence permit that can include close family. A completed, titled home in a tourism complex worth OMR 200,000 or more can also qualify for the 10-year Golden Residency announced in September 2025. Eligibility always depends on the final registration and your own circumstances.
Next step
If you own property in Iran and want a home in Oman, list it in the R2LUX property swap section. An advisor will contact you, review the details and tell you honestly whether a swap or a direct purchase makes more sense for you.
